Credit Challenged Buyers 

Due to the Banking Industry recent credit issues, even minor credit issues can negatively impact your real estate purchasing power.  Whether you can get into the kind of home your family wants and needs with payments that are affordable is truely the question. Whether you have good, fair, or ugly credit, we can find you the home of your dreams. We have several home buying programs and our most popular is our Innovative Lease  To Own home program.
Here is a quick description of our home buying programs.

Rent To Own-No Banks Needed! Our Rent To Own program moves you in if you have a reasonable down payment (Requires a minimum of 3% down payment). This allows you to rent the home for awhile and then you have the option to purchase the home at a later time. We will help you qualify for traditional financing later. Owner Financing-No Banks Needed! Enjoy the benefits of home ownership such as tax breaks and immediate occupancy. Requires a minimum of 10% down payment. NO NEED FOR BANK FINANCING.

Handyman Specials-- If you are a handyman or a rehab investor, we have fix-up properties for sale at huge discounts. We prefer our buyers to pay all cash or with private-financing. Financing through a bank is evaluated on a case-by-case basis.

Traditional Homes For Sale-We also sell properties that are listed on the Multiple Listing Service (MLS-Properties that are listed by realtors). This is the traditional method to buy homes. We'll team you up with a mortgage broker to get you qualified.

Equity Share Program:  Sometimes we offer partial owner-financing on properties that allow you to get a percentages ownership and allow you to purchase the remaining interest at a later date.

5 Questions You Should Ask Any Company You are Going to Sign a Lease to Own Contract With:

1) Where is your office located and can you be contacted by any other address other than a P.O. Box?

2) What services do you provide to assist me in qualifying for a loan?

3) Do you offer any guarantee if I want to upsize or downsize to another property?  How many properties do you have?

4) What is your financial history to show me that you will not go into foreclosure on my property during my contract?

5) What are my options if I am not ready to obtain a loan at the end of my lease?  What if the negotiated price is much higher than the house appraisal at the end of the contract ?*

*Many companies out there offer 100% rent credits and 1 year lease to own contracts.  The truth is most of these companies do not even own any of the properties and/or set a price on the house that will never realistically appraise for and leave you with no option at the end of the lease but to rent again.
